ANNUAL MEETING

MAY 17, 2003

Lake Anna Rescue Squad Building (Bumpass)

David Melton, TWPOA President, called the meeting to order at 10:00 a.m.  Nell West introduced the individual board members.

AGENDA:

The agenda was motioned for approval by Dick Lear and Art Goldbeck seconded the motion.  The agenda was unanimously approved by attending board members.  Larry Katz and Jim Holland were absent.

COMMENTS BY PROPERTY OWNERS:  None

BUDGET:

Art Goldbeck presented the budget and asked for questions.  There was a question about the attorney’s fees.  Art explained that last year was an unusual year and the attorney fees of $4,400 will go down to about $1,600.  Last years fee was large because of the renting issue which required several consultations with the attorney.  There were also several maintenance expenses at the pavilion area last year.  There was a second question about dues not paid.  Art said there are 3 lots that have not paid dues.  Another member questioned the cost of our insurance and told us that another lake community has insurance for about $600 per year for twice the coverage.

UNFINISHED BUSINESS:

A letter was sent on May 5th to Mr. Morgan, County Attorney, concerning occupancy rates, but we have not received a response yet.  Nell West will provide a copy of the letter to anyone via email on request.

NEW BUSINESS:

Committee assignments were read.  Jim Duke motioned to approve the committee assignments.  Dick Lear seconded the motion. The vote was unanimous.

The property manager read her report and provided a copy of the report.  She requested that we replace the circuit board in the pavilion gate for about $100.  She also discussed speed limits on Burruss Mill Rd.

Art Goldbeck motioned to approve replacing the circuit board in the gate.  Nell West seconded the motion.  The vote was unanimous.

Dick Lear discussed the TWPOA website.  The website should be up in about 30 days.

Dick Dickens, Architectural Committee, reported on the projects approved last year.  One request was turned down for a metal carport. 

Shirley Carestia, July 4th committee chair, reported on plans for the picnic and parade.  The Lake Anna Rescue Squad will cater the picnic and desserts will be pot luck.

Shirley Jones, Annual Picnic chair, reported on the annual picnic for September 13, 2003 at 3:00 p.m.  The picnic will be pot luck.

The hospitality committee chair read her report and provided a copy.

Carrie Cameron asked for news articles for the next newsletter scheduled for July 15, 2003.

BOARD MEETING SCHEDULE:

David Melton announced the next board meeting will be on Sunday June 1st at 1:00 p.m.  in the Louisa County School Board meeting room.

OTHER:

Gerald Hoskins discussed the early application for an additional reactor.  The approval will be good for 20 years.  LACA has a committee to follow-up on questions raised about spent fuel and lake levels to protect property values.  He will keep the board informed.  Gerald Hoskins also won the door prize.

Summer pot lucks at the pavilion start May 22nd at noon.  Pot Lucks follow every 4th Thursday 5:30 p.m.

ADJOURNMENT:

Nell West motioned to adjourn the meeting at 11:05.  Carol Fillipi seconded the motion.  The vote was unanimous and meeting adjourned.
