Property Manager Report, by Jack Perrigo

·         In past years, we had done significant repairs to the docks.  We started by flipping the deck boards, but eventually had to replace the decking with a composite. We also reconfigured the docks, as there had been several slips that were not usable because of interference with adjoining slips.  That has been corrected and we no longer have any unusable slips.   We did all of that work with volunteer labor which allows us to make significant improvements within the funds available.  There is still some trim work to do on the docks.

·         The other issue is our gate, with which we’ve had a lot of trouble. The big problem is that the gate company went out of business and it is hard to find replacement parts for the gate.  The gate is currently not operating because the battery runs down. We had a gate company look at the gate last fall. They said the charging system was working; well apparently it isn’t.  We plan to replace the circuit board.  If a new circuit board doesn’t get the gate operating, we are looking at a major overhaul or a full gate replacement.

Tara Wood’s 4th of July Celebration for 2012, by Maryhelen Perrigo & Nancy Lear

·         The Lake Anna Civic Association (LACA) plans to have its fireworks celebrating Independence Day on Saturday, June 30th.  Tara Woods will follow suit, and celebrate the 4th that same day.  So, mark your calendars for June 30th – about the earliest we have ever celebrated the 4th!

·         How does Tara Woods celebrate? For the past 11 years or so, we started our celebration with a parade down Burruss Mill and Carrs Bridge to the association area.  Folks decorate anything that moves – like themselves, 4-legged animals, strollers, wagons, bikes, golf carts, cars and boats.  We’ve had singers and dancers, and one year we even had a horse in the parade.  Anything you can think of is okay.  Be creative!  We follow the parade with a picnic lunch at the pavilion.  The TWPOA provides free hotdogs/hamburgers/sides to Members and only charges $2.00 each for your guests.  We conclude the festivities with an award ceremony for the parade participants.

·         The 4th of July Committee is seeking your input on the following questions! Please send your thoughts to  Nancy Lear at rblear1@gmail.com and Maryhelen Perrigo at lakeannasunbum@hotmail.com.

o   Theme for the parade.  As an extra incentive for you to get your creative juices flowing, there will be a pretty cool prize for the winner.  Both the theme and winner will be announced in our spring newsletter.

o   Suggestions to make our celebration even more fun.

o   Information for planning purposes.  How many of you are planning to participate in the parade and how many spectators/eaters will be attending?

o   Viability of the TWPOA celebration itself.  The 2011 event had a noticeable decline in participation.  This begs the question of whether we continue the 4th of July celebration as we have traditionally, or would the members prefer another type of event.  Please provide your ideas.  If we don’t hear from the membership, we will sponsor the traditional event.

NEWS FROM THE TREASURER (Jack Perrigo)

·         Total receipts for 2011 were $28,129.39.  One property had not paid the dues, but did pay the 2011 dues in January 2012.  Total disbursements were $19,320.02 which included $7,120.00 for the annual reserve contribution.   The Capital/Reserve Fund now has a balance of  $87,278.06.  For more details see our webpage at www.twpoa-va.org

·         At its Jan. 8th meeting, the Board decided to keep annual dues at $340 for 2012. The board based its decision on our past disbursements, operating fund history, and the 2010 reserve study. Annual dues notification letters were mailed to all property owners at the end of Jan.; payments are required to be paid to the Association Treasurer no later than March 1, 2012.

·         As many of you know, about 7 or 8 years ago we only had $25,000 in the capital/reserve account and the operating fund only had about $300 to start the year.  Things are much better now and I don’t lose any sleep over Tara Woods’s finances.  I intend to turn over the Treasurer’s job in the near future.  When I do, I’ll be turning over the finances in good shape.

LAKE ANNA LIVING

 Neighbors Helping Neighbors

TWPOA Member Madine Williams is actively engaged with the Goshen Baptist Association  (see: http://www.goshenassociation.com/)  One of their programs is for the community and local churches to work together to meet the physical needs of community members through donations of household items, furniture, tools, yard items (including lawn mowers), appliances, etc.  If any TWPOA members have items to donate, Madine would be happy to pick them up anywhere in the subdivision. Monday afternoons or evenings works best for her, since her usual volunteer day is Tuesday.  Please ensure that all donated items are in working order.  Call Madine directly at (540) 894-9840.

 Virginia Boating Safety Education Requirement

House Bill 1627 and Senate Bill 1241, which are identical to each other, were passed and have been signed into law by Governor Kaine, effective July 1, 2007.  This law established a boating safety education compliance requirement. This requirement is being phased in over the next several years and by 2016, all operators of PWCs (Personal Watercraft, such as jet skis, Sea Doos, Wave Runners) and operators of Motorboats with a 10 hp or greater motor, will be required to have a boating safety education course completion card on board when operating a PWC or Motorboat.

The remainder of the implementation schedule is:

There are a couple of different ways to do this. The first is to complete and pass a boating safety course approved by the National Association of State Boating Law Administrators (NASBLA). A course that is NASBLA-approved will have course content that meets the National Boating Education Standards; a classroom-based course that is NASBLA-approved will require 6-8 hours of time. The Virginia Department of Game and Inland Fisheries course called Boat Virginia (currently offered at no cost) is NASBLA-approved, as are classroom courses offered by the U. S. Coast Guard Auxiliary and the U. S. Power Squadrons. Also available are internet-based courses that are NASBLA approved. You should check the VDGIF Web site for information about classroom and approved distance learning options.   Also check out www.boatus.com for online training and test for certification.    (Note: submitted by Dave Bolden; extracted in part from the VDGIF website).

Stage Alive

Have you ever been to Wolf Trap or taken in a show on Broadway, in Branson, or in Las Vegas?  Perhaps they are too far away or too expensive.  What would you think if I told you can leave Tara Woods at 5:00 PM, have a nice dinner, take in a professional show, be home by 11:00 PM and it only cost you about $20.00 per person?  “NO WAY”?  Yes, WAY!!!  It’s Stage Alive

Stage Alive Community Concert Association (SACCA) is an all-volunteer, 501(c)(3) non-profit organization that sponsors at least five concerts each “concert year” between September and May.  The CCA serves Culpeper, Fauquier, Louisa, Madison, Orange, Rappahannock, and Spotsylvania counties and surrounding areas in central Virginia.  Concerts are held in the Culpeper High School auditorium that holds about 3000 and the concerts are usually packed.

The goal of the association is to bring a wide variety of professional entertainment to the broadest possible segment of the community at the most reasonable price possible.  The concerts feature artists with proven regional, national or international reputations.  In each concert year, they try to book something for everyone – a mix of classical, popular, dance, vocal and instrumental music.

This program offers an extraordinary value to area residents.  Most subscribers feel that in any concert year, there is at least one performance worth the entire annual fee.  Subscribers who cannot attend a concert are encouraged to lend their ticket to a friend or neighbor.  Their concerts are their best form of advertising.  For more information go to Stage Alive.
